Auckland is built on volcanoes. The city sits across a narrow land bridge between two harbours, and the best architecture in Tāmaki Makaurau has always responded to that: the light off the Waitematā, the prevailing southwest weather, the way a ridgeline site can give you both shelter and prospect if you read the contours carefully.

We know the Auckland planning environment from the inside. The Unitary Plan has transformed what is possible across the isthmus — mixed housing suburban, mixed housing urban, terrace housing and apartment zones have opened up sites in Grey Lynn, Morningside, Sandringham and the inner east that were locked under the old district plan.
