Tāmaki Makaurau

Auckland is built on volcanoes. That is not a metaphor — it is the reason every second site on the isthmus slopes, why basalt walls line the streets of Ponsonby and Grey Lynn, and why the relationship between a building and its ground is never simple here. The city sits across a narrow land bridge between two harbours, and the best architecture in Tāmaki Makaurau has always responded to that: the light off the Waitematā, the prevailing southwest weather, the way a ridgeline site can give you both shelter and prospect if you read the contours carefully.

We know the Auckland planning environment from the inside. The Unitary Plan has transformed what is possible across the isthmus — mixed housing suburban, mixed housing urban, terrace housing and apartment zones have opened up sites in Grey Lynn, Morningside, Sandringham and the inner east that were locked under the old district plan. But the plan is not a blank cheque. Height in relation to boundary, outlook space, building coverage, and the particular way Auckland Council interprets streetscape character all shape what can actually be consented. We navigate this daily.

Tāmaki Makaurau is home — not a market we service from elsewhere. Janusz lives and works here, and the relationships with contractors, consultants and council officers that make Auckland projects run smoothly are built on years of local practice. From heritage villas in Herne Bay to new builds on the North Shore, from hospitality fit-outs in Ponsonby to multi-unit developments in Mount Eden — this is the city we know best, and where our work is most concentrated.
